Listed herein you will find information on this page addressing the specific details for the warranty coverage on your new Cresleigh home. Cresleigh has also provided various emergency specifics and procedures. Cresleigh Homes commits to you, our buyers, that you will receive reasonable service for the correction of an defective materials or workmanship. Said services are detailed and outlined in the terms of this New Home Warranty. Warranty coverage on your home begins at close of escrow and after recordation with the County Recorders Office.

The duration of the New Home Warranty Program is One (1) year and is non-transferable. Certain warranty exceptions may apply. Please note that the Warranty as listed below is not all inclusive. The New Home Warranty booklet provided to at your final walk thru and close of escrow of your home contains the entire warranty program offered by Cresleigh Homes Arizona, Inc. for your home.

ITEMS COVERED THROUGH WARRANTY

DRAINS, TOILETS, & FAUCETS WARRANTY
Thirty (30) days – Toilets and Faucets
One week (7days) – drains

We warrant normal operation of faucets, toilets, and proper flow of all water and sewer drains for only thirty (30) days after closing. Some exceptions apply (See New Homeowner Manual)

ELECTRICAL SYSTEM WARRANTY – One (1) Year)

We warrant the electrical system, which includes all wiring, connections and electrical boxes, for minor repairs and adjustments. Some exceptions apply (See New Homeowner Manual)

PLUMBING SYSTEM WARRANTY – One (1) Year)

We warrant the structural components of the plumbing system to be free from defects in material or workmanship. This means all pipes and their fittings. Some exceptions apply (See New Homeowner Manual)

GRADING WARRANTY – One (1) Year)

We warrant the adequate drainage of water away from your home. Homeowner maintenance is required.  Some exceptions apply (See New Homeowner Manual)

DRIVEWAYS WARRANTY – One (1) Year)

We warrant the driveway will be free from material defects under normal use by family automobiles or vehicles of similar weight. Some exceptions apply (See New Homeowner Manual)

CONCRETE,MASONRY AND STUCCO WARRANTY – One (1) Year)

We warrant against substantial defects in all stucco, concrete, brick, stone and other masonry in and on your home. “Substantial defects” means cracks in the house and garage slabs, driveways walks, and other masonry that either significantly damages the surface or reduces the necessary structural strength of the element. Some exceptions apply (See New Homeowner Manual)

 HEATING AND AIR CONDITIONING – One (1) Year)

We warrant that the heating and air-conditioning systems included as part of the purchase of your home were installed in accordance with accepted heating and air conditioning practices. Cresleigh Homes warrants that these systems meet agency standards and will operate properly in the original finished rooms, with some flexibility for specific architectural style and other design consideration. Some exceptions apply (See New Homeowner Manual)

ROOF WARRANTY – Two (2) Years

Cresleigh Homes warrants that the roof and flashings will be free from leaks and defects.

ITEMS NOT COVERED THROUGH WARRANTY

For the most part, the exclusions of this warranty are problems that do not occur in the structural components of the home, are problems caused by factors beyond Cresleigh Homes’ control, or are problems that are relatively minor and common in most homes.

-          Repairs or alterations by owner

-          Ordinary wear / Major catastrophes

-          Normal maintenance

-          Imperfections in wood

-          Grouting or ceramic tile

-          External painting

-          Plumbing fixtures / Door hardware finish

-          Defective appliances / Equipment

-          Owner landscaping and drainage

Emergency items include any of the following:

-          Air conditioning failure in summer months

-          Heating failure in the winter months

-          Plumbing leaks in the walls

-          Complete power failure

-          Complete sewer backup within seven (7) days of occupancy

-          A situation that will cause immediate damage to your home

-          Smell of gas, report immediately to Southwest Gas Company -               (602) 861-1999

REQUESTING WARRANTY SERVICE

When you move in to your new home, everything should be in working order. Once you are living in your home, you may notice something that needs attention, or perhaps something may go wrong. The Cresleigh Homes Customer Care Department is responsible for honoring your new home warranty.

Homeowner repair requests MUST be completed in writing and sent to Cresleigh Homes in one of the following forms:

*Please remember to put all pertinent information on your request, such as: Name, Address, Phone, Lot, Subdivision & a description of problem(s). Also remember that if work is needed by a subcontractor in your home it is YOUR responsibility to schedule a time with them and be available at the time of the appointment.  Service hours are Monday through Friday between eight o’clock AM & five o’clock PM
